OWNER REPRESENTATION


Listed below is a summary of our typical owner representation services:

Assist with development of the building space program
Develop and coordinate the execution of design team contracts
Assist with obtaining necessary zoning approvals and permits
Coordinate utility service requirements
Manage the design team to complete the design of the project
Coordinate the owner's comments and concerns into the design
Verify the project design documents conform with the owner's objectives
Assist with the development of fixtures, furniture and equipment
Assist the owner with retaining specialty consultants
Manage the project design process
Develop the project schedule
Review and approve the design team's invoices verifying that the payment requested correlates with actual services completed
Present regular project status reports
Conduct a pre-bid conference and attend bid opening
Analyze alternates/substitutions prior to or subsequent to receipt of bids
Review bids, recommend award of contract, and participate in negotiations prior to or following the award of contract
Review Schedule of Values to equate with work to be completed
Visit the construction site and observe construction activities for conformance with the construction documents
Prepare field reports and other communications in relation to the progress of the work
Attend construction job site meetings
Manage reports from testing and inspecting agencies notifying the owner, contractor and architect of record of observed deficiencies of the work
Monitor and review the contractor's construction schedule as it relates to the progress of the work
Review and approve contractor's payment application verifying that the payment requested correlates with actual work completed
Participate in the shop drawing review process
Review proposal requests and change orders for reasonable quantities and costs of labor and materials
Negotiate with the contractor on the owner's behalf relative to cost of work proposed to be added, deleted or modified
Interpret and resolve discrepancies, disputes or claims relating to the execution of the construction documents
Coordinate the installation of all owner furnished or relocated items
Coordinate the installation of signage, phone/data and other ancillary systems
Review that the work is sufficiently complete, in accordance with the contract documents, to permit occupancy or utilization for its intended use
Assemble Maintenance and Operation Manuals from the contractor for the owner
Verify "As-Built" drawings are complete
Verify all outstanding "Punch List" items have been corrected
