Visit the construction site and observe construction activities for conformance with the construction documents |

Prepare field reports and other communications in relation to the progress of the work |

Attend construction job site meetings |

Manage reports from testing and inspecting agencies notifying the owner, contractor and architect of record of observed deficiencies of the work |

Monitor and review the contractor's construction schedule as it relates to the progress of the work |

Review and approve contractor's payment application verifying that the payment requested correlates with actual work completed |

Participate in the shop drawing review process |

Review proposal requests and change orders for reasonable quantities and costs of labor and materials |

Negotiate with the contractor on the owner's behalf relative to cost of work proposed to be added, deleted or modified |

Interpret and resolve discrepancies, disputes or claims relating to the execution of the construction documents |
 |
Coordinate the installation of all owner furnished or relocated items |
 |
Coordinate the installation of signage, phone/data and other ancillary systems |
 |
Review that the work is sufficiently complete, in accordance with the contract documents, to permit occupancy or utilization for its intended use |
 |
Assemble Maintenance and Operation Manuals from the contractor for the owner |
 |
Verify "As-Built" drawings are complete |
 |
Verify all outstanding "Punch List" items have been corrected |
