RESIDENTIAL LIFE CRITICAL MEASURE IMPROVEMENTS

Universities are faced with a continuing need to provide on-campus living facilities that accommodate student needs and current technology. In their effort to provide students with up-to-date facilities, the University of Missouri examined developed a strategic plan for future residence hall renovations. In the meantime, however, each facility had critical building components that had to be addressed immediately to extend the life of a building until its scheduled renovation.

 

In working with the Office of Residential Life at the University of Missouri - Columbia, Bozoian Group Architects was retained to identify and investigate each critical component. Critical components included roofs, windows, exterior masonry walls, ventilation, power distribution, fire service and alarm, just to name a few. In developing a Condition & Needs Assessment Report, each critical component was evaluated based upon its current condition, life safety concerns, occupant comfort and life cycle expectancy.

 

Priorities were assigned to each critical component with the highest priority assigned to items that affected the life safety of students and the next highest priority was assigned to building components and equipment that were at or near the end of their life cycle. Addressing the two highest priorities was crucial as they protected the University’s investment in these facilities.

Bozoian Group then estimated the cost associated with each critical component. Finally, the cost of each critical component, its condition, and its priority were compared to the master plan schedule for future renovation. Multiple construction bid packages were developed to fit into the $7.1 million budget. Bozoian Group was retained to design the repairs, prepare construction documents and provide construction administration services.
